We will request one weeks rent – ‘Holding Deposit’ to hold the property for you, which will be deducted from your completion funds.
As well as paying the rent, you may also be required to make the following permitted payments.
Once we have received this week’s rent and email you the reference form to complete , we will then change the status on Rightmove to show ‘Let Agreed’.
The rent and deposit will not be due until the date of completion (the date that you sign the AST and collect keys), they must show as cleared funds for this date and will need to be paid into the account detailed below:
Our referencing is processed by Rentshield
We will email the referencing form/s to you via the Rentshield website, so that you can download and complete the form/s. Please note all applicants aged over 18yrs must be on the AST (Assured Shorthold Tenancy), therefore each must therefore be referenced and fill out a referencing form. Guarantor’s will also need to complete a Rentshield Referencing form and will be named on the AST. We will draft the AST a few days before completion and email this over to you for your perusal.
You will then be asked to produce photographic identification (either full drivers licence or passport) and proof of residency (a utility bill dated within the last three months, or letter from your employer).

On completion we will arrange a time to meet at the property, to sign the AST and be provided with a ‘Completion Pack’ which will contain the following:
- A fully signed & witnessed AST (Assured Shorthold Tenancy)/Contract (minimum of six months)
- Standing order form – this is how you will pay your rent once you move in.
- Inventory – by email from Prep 4 Let
- EPC (Energy Performance Certificate)
- GSC (Gas Safety Certificate)
- Utility details
- Information about the property
- Welcome information for maintenance
- DPS information sheet
- Right to Rent
