Administration fees: £120 per person administration fee & £40 per person reference fee.

Once we have received the referencing and administration fees, we will then change the status on Rightmove and our website to show ‘Let Agreed’. We do however stipulate on the ‘Subject to Contract Form’ that we must have your references completed within seven working days, if not we will re-advertise the property.

The rent and deposit will not be due until the date of completion (the date that you sign the AST and collect keys), they must show as cleared funds for this date.

Our referencing is processed by Letsure, via their website.

We will email the referencing form/s to you via the Letsure, so that you can download and complete the form/s. Please note all applicants aged over 18yrs must be on the AST (Assured Short hold Tenancy), therefore each must be referenced and complete a referencing form. Guarantors will also need to complete a Letsure Referencing form and will be named on the AST (please provide as much information as possible on this form) and produce photographic identification (either full driver’s licence or passport) and proof of residency (a utility bill dated within the last three months, or letter from your employer). The referencing form and identification will need to be returned to the office within 48 hours, post, email or fax 01243 210160.

We will draft the AST a few days before completion and email this over to you for your perusal.

On completion we will arrange a time to meet at the property, to sign the AST and provide you with a ‘Completion Pack’ which will contain the following:

Right to Rent link.

  • A fully signed & witnessed AST (Assured Shorthold Tenancy)/Contract (minimum of six months)
  • Standing Order Form – this is how you will pay your rent once you move in.
  • Inventory & Schedule of Condition of the property
  • EPC (Energy Performance Certificate)
  • GSC (Gas Safety Certificate)
  • Utility details
  • Instruction Manuals or Leaflets will be provided for all appliances, the central heating and boiler systems.
  • Information about the property
  • Welcome information sheet with contact numbers.
  • DPS information sheet. We will register your deposit with the DPS upon completion – please also visit their website for further information: www.depositprotection.com
