This service includes:
Marketing your property and securing a suitable tenant via Rightmove and our website.
Viewings accompanied and strictly by appointment only.
We will obtain references from FCC Paragon for your prospective tenants. The referencing will include: employment details, current landlords, previous landlords, credit check and personal references.
Arranging the inventory with an Independent Inventory Company, Gas Safety and Energy Performance Certificate, where appropriate. Prices for these services are available upon request.
Drawing up the tenancy agreement and serving the relevant notice on the tenant in compliance with the Housing, Landlord and Tenants Acts.
Securing a deposit and registering this with the Deposit Protection Service (DPS) in line with the Housing Regulation dated 6th April 2007.
Arranging monthly rent collection including a statement itemising any outgoings, the balance will be paid to the landlord by BACS into the nominated bank account provided.
Contacting the landlord immediately, before instructing a contractor and before any works are carried out at the property. Obtaining quotes should they be required.
Consulting regularly with landlords and tenants to ensure good relations are maintained.
Carrying out quarterly inspections at the property and providing a report including tenant’s comments and any suggestions for remedial works that may be required.
Providing a 24 hour emergency call-out service with two of our contractors.
Serving notice at the end of the tenancy, renegotiation with the current tenant or remarketing and seeking a new tenant if required.
Arranging tenant check out and returning the deposit to the tenants, subject to a full inventory and dilapidations report.
On the day of completion the tenants will be checked into the property, provided with two sets of front door keys, confirming inventory details and providing the tenants with a current Gas Safety and Energy Performance Certificate.
Reading meters and arranging notification of the new tenant’s information to the relevant utility companies, council tax office and local water authority.
We will provide the tenants with manuals for operation of the boiler and any other appliances.
